JOB SUMMARY

The General Maintenance Laborer supports the College in maintaining campus facilities and grounds. This role performs a wide range of duties, including but not limited to carpentry and basic construction, painting, basic plumbing and electrical work (e.g., replacing bulbs and ballasts), masonry, ceiling tile replacement, mail delivery, furniture delivery and assembly, vehicle detailing, event setup, and grounds and landscape maintenance, as well as other duties as assigned.

MINIMUM REQUIREMENTS / QUALIFICIATIONS

  • High School Diploma or High School Equivalency Diploma.
  • Valid driver’s license.
  • Minimum of one (1) year experience in any combination of:
    • General building maintenance (e.g., carpentry, plumbing, electrical, masonry, painting, general repairs, etc.).
    • Groundskeeping/landscaping (e.g., mowing, trimming, plant care, lawn/power tools, etc.).
    • Equipment handling (e.g., ladders, lifts, scaffolding, moving furniture, event setup, etc.).

ESSENTIAL JOB FUNCTIONS

Facility Maintenance & Repairs (25%)

  • Perform general building maintenance tasks, including plumbing, electrical, and masonry work.
  • Assist with preventative and corrective maintenance as directed.

Carpentry & Construction Work (10%)

  • Complete construction/carpentry tasks such as framing (metal studs), drywall installation and finishing, and trim work.
  • Install and repair interior materials, including tile, cove base, ceiling systems (2x2 and 2x4), and painted surfaces.

Grounds & Landscaping Maintenance (15%)

  • Maintain campus grounds through mowing, trimming, edging, raking, and general landscape upkeep using appropriate equipment.
  • Perform horticultural care, including cultivating flower beds, pruning trees and shrubs, and removing debris.
  • Complete exterior upkeep tasks such as parking lot striping and general grounds improvements.

Physical & Equipment Duties (20%)

  • Safely move furniture, equipment, and materials as needed.
  • Operate ladders, lifts, and scaffolding as needed.
  • Handle physically demanding work, including lifting items over 50 pounds.
  • Perform vehicle detailing duties, including cleaning, washing, waxing, and maintaining the interior and exterior appearance of vehicles.

Event & Operational Support (25%)

  • Assist with setup and breakdown of campus events, including tables, chairs, signage, and staging.
  • Coordinate with the supervisor for event setup, etc. Supervisor will coordinate with Events Department regarding event setup and provide directive.
  • Perform campus mail delivery duties, including sorting, distributing, and transporting mail and packages to designated locations.

Non-Essential Functions (5%)

  • Actively participate in college functions as required by supervisor.
  • Assist with general maintenance tasks and support special events as needed.
  • Perform other duties as assigned.

KNOWLEDGE, SKILLS AND RESPONSIBILITIES

  • Strong communication and interpersonal skills to interact professionally with students, faculty, staff, and external stakeholders.
  • Microsoft Office applications (e.g., Word, Excel, PowerPoint, Outlook, etc.). to create documents, manage data, prepare reports, and support daily operations, as needed.
  • Knowledge of operational methods, materials, and equipment used to perform carpentry, electrical, plumbing, masonry, and other general maintenance tasks.
  • Knowledge of landscaping methods, materials, and standard operating procedures.
  • Knowledge of the safe operation, use, and routine maintenance of a variety of hand and power tools, equipment, and machinery. This includes hand tools such as screwdrivers, hammers, wrenches, ratchets, and pliers, as well as power tools and equipment such as drills, saws, nailers, leaf blowers, mowers, and other related maintenance tools.
  • Knowledge of workplace safety standards and proper use of personal protective equipment (PPE).
  • Knowledge of general cleaning methods, procedures, and safe handling of tools and materials.
  • Ability to follow instructions and carry out tasks accurately and efficiently.
  • Ability to perform physically demanding job tasks for extended periods, including in challenging weather conditions.
  • Ability to operate an automatic or manual transmission vehicle.
  • Ability to respond effectively to severe weather events and related operational needs.

WORK ACTIVITIES & EQUIPMENT

Work activities routinely involve repetitive tasks such as walking, bending, and lifting equipment that can weigh between 25-50 pounds. Work activities include the use of landscaping tools, machinery, manual and power-driven tools, cleaning supplies and horticulture chemicals, personal computers, peripheral devices, etc.

JOB LOCATION

This on-site position is based in the Maintenance & Operations Department located in the Plant Operations Building on the main campus of Cleveland State Community College in Cleveland, Tennessee. Occasional travel to off-campus sites at the McMinn Higher Education Center located in Athens, Tennessee and the Vonore Campus located in Vonore, Tennessee will be required.
