Salary Range: $46, 750 - $56, 100

Campus Location: Walters State Community College - Niswonger Campus (Greeneville) - (Employees are assigned to a “home” location but may occasionally or regularly be required to work at other WSCC locations.)

Job Purpose: The purpose of this position is to perform and troubleshoot a variety of maintenance tasks, including plumbing, electrical, and HVAC repairs. Responsibilities also include conducting routine preventative maintenance to ensure proper operation of equipment, as well as maintaining campus grounds through landscaping, trimming, weeding, and seasonal duties such as ice removal.

Essential Job Functions:

  • Performs daily inspections and routine checks on campus equipment and facilities to ensure proper operation. Monitors temperatures and promptly reports any irregularities or concerns to the supervisor. Completes a variety of maintenance and repair tasks such as fixing leaks, replacing parts, and performing minor electrical and plumbing work. Conducts small-scale building repairs, including painting, patching, and floor maintenance. Replaces bulbs, HVAC filters, and other consumable items as necessary. Carries out scheduled preventative maintenance activities and responds to facility work orders assigned through the maintenance system. 
  • Maintains the campus exterior by pruning and trimming shrubs and trees, updating and refreshing flower beds, maintaining mulch, and keeping landscaped areas free of weeds and debris. Keeps outdoor areas safe and visually appealing by performing seasonal tasks, including the removal of snow and ice from sidewalks during winter months. Empties and maintains campus outdoor trash receptacles to ensure cleanliness and accessibility. 
  • Assists with the setup and breakdown of campus events, including arranging and moving tables, chairs, and related equipment. Safely moves materials and supplies using hand carts and other appropriate equipment. When necessary, travels in a state-provided vehicle to other Walters State campuses or supply vendors to pick up needed equipment, tools, or maintenance items in support of campus operations. 
  • Completes required computer-based training and maintains compliance with institutional requirements. Submits accurate time cards in accordance with established deadlines. Regularly utilizes email and the college’s maintenance management software to receive assignments, update progress, and close out completed work orders in a timely manner.
  • May perform other duties as assigned.

Required Qualifications:

  • A high school diploma or an equivalent certificate
  • Previous experience in institutional maintenance, general construction, or grounds work.
  • Stable work history
  • Knowledge of general maintenance methods and procedures
  • Experience using maintenance equipment and grounds equipment.
  • Possess a valid TN driver’s license

Preferred Qualifications:

  • Minimum 3 years’ experience as a maintenance worker in a commercial/industrial type environment.
  • Formal vocational training/ Certificates

Leadership & Supervisory: The incumbent has no responsibility for supervising others, nor for project direction and/or program administration. Tasks are somewhat varied, and so an immediate supervisor is available for consultation. Familiar work is expected to be performed with moderate supervision, with only periodic checks on progress and conformance with expectations.

 Environment & Working Conditions: Frequent outdoor exposure to varying environmental conditions, including occasional extreme cold, frequent high heat, temperature fluctuations, noise, and high humidity levels.  There is a moderate chance of electrical shock, falls from ladders, chemical burns, and bodily injuries from power tools or lifting heavy materials. Occasionally requires accessing tight spaces through crawling in tight places in order to make repairs.

 

Physical Demands (including requirements for travel or working nights/weekends/holidays):

  • Ability to operate a vehicle
  • Ability to operate small hand power tools
  • Ability to consistently lift +/- 50 lbs.
  • Ability to work from ladders, scaffolds, lifts, etc.
  • Ability to work in extreme weather conditions
